Agents are chosen on local knowledge and visible presence, and almost every agent site is built on the same IDX listing feed — which means the listings are not a differentiator and are frequently the single worst thing on the site for performance. What separates one agent site from another is neighborhood knowledge that is genuinely written rather than generated.

The IDX feed is your biggest performance liability

Third-party listing widgets are typically the heaviest thing on an agent's site, they often render after everything else, and they can dominate your Core Web Vitals. They are also thin content duplicated across every agent using the same feed. Isolate them so they do not slow the pages you actually want to rank, and do not expect them to rank.

Neighborhood pages are the only real differentiator

Every agent has the same listings. Nobody else has your knowledge of a specific community — what the HOA actually covers, what the commute is like, how the schools are zoned, what the housing stock is, what it is like in August. That is what ranks and what convinces, and it cannot be produced from a feed.

Buyers and sellers are opposite funnels

A seller wants to know what their home is worth and what you will do to market it. A buyer wants listings, neighborhoods and process. Same agent, two audiences who want almost nothing in common, and most agent sites are built entirely for the buyer while the seller side carries the commission.

Being a person is the advantage

Real estate is bought from a human being. Real photographs, a real biography, genuine local history — how long you have been in Marion County, where you live, what you know — outperform the polished agent-brand template that every other agent in the market also bought.

Why is my real estate site so slow?
Almost always the IDX widget. Third-party listing feeds are heavy, load late, and frequently dominate the page. The fix is isolation — keep the feed off the pages you want to rank, and measure your Core Web Vitals with it present rather than on a page that does not have it.
Do IDX listing pages rank?
Rarely, because the same feed content appears on hundreds of agent sites. Listings are a service to visitors who are already there. Ranking comes from neighborhood knowledge and local content, which is the part no feed can supply.
What content actually works for an agent?
Specific neighborhood pages written from real knowledge, and honest local market commentary. The test is whether another agent could publish the same page — if they could, it is not doing anything for you.
Should I use my brokerage's website?

Build for sellers deliberately — a valuation route, a page on what you do to market a home, and content about selling rather than buying. Most agent sites are built entirely around listings, which attracts buyers by default, and then agents wonder why the listing side is thin.
